Your Legal Gas Safety Duties

Under the Gas Safety (Installation and Use) Regulations 1998, enforced by the Health and Safety Executive (HSE), here’s what we make sure every landlord we work with stays on top of:

Frequency of checks

Every gas appliance, fitting and flue you provide must be checked annually by a Gas Safe registered engineer.

Early renewal

You can have the check done up to 2 months before expiry and keep your original renewal date, as if it were done exactly 12 months after the last check.

Record keeping

Keep each Gas Safety Record for at least 2 years.

Existing tenants

Give them a copy of the record within 28 days of the check.

New tenants

Give them a copy before they move into the property.

Who can carry out the check

Only a Gas Safe registered engineer, competent for the specific appliance type — always ask to see their ID card.

If We Find a Problem

What Happens If an Appliance Is Unsafe?

If we find an unsafe gas appliance, fitting or flue, we follow the Gas Industry Unsafe Situations Procedure (GIUSP). We’ll explain the issue, its risk level and what action is needed to make the installation safe.

Immediately Dangerous (ID)

An ID situation presents an immediate danger to life or property. The appliance or installation must be made safe, which may involve disconnecting it and applying a “Danger — Do Not Use” warning label. It should not be used until the unsafe condition has been rectified.

Disconnected on the spot

At Risk (AR)

An AR situation means there is a fault that could constitute a danger to life or property. The engineer will explain the risk and the appropriate action, which may include making the appliance safe or arranging for the fault to be repaired. An appropriate warning label may also be applied.
